The RUST-OLEUM 353016 is a two-component polyaspartic polyurea floor coating designed for professional floor finishing applications. Part of the FinishKote 70 High Solids line, it delivers an extremely smooth, clear topcoat with UV stability and strong resistance to chemicals, abrasion, and heat up to 350 degrees F. The satin finish is available in a 1-gallon kit format. This coating is applied by licensed flooring contractors and commercial floor finishing crews who need a fast-turnaround, high-performance topcoat on decorative or industrial concrete floors.
This product is suited for residential garage floors, commercial showrooms, warehouses, and industrial facilities where a durable, attractive finish is required. It works as a single coat over solid colors, metallic, and medici base coats, or in two coats over chip and quartz broadcast systems. The 35-40 minute pot life gives applicators a workable window for large floor sections without rushing. It can also be tinted using polyurea universal tints for color-specific applications.

Installation should be performed by experienced flooring contractors familiar with two-component coating systems and proper mix ratios. Ensure concrete substrate is fully cured, clean, dry, and properly profiled before application. Mix components thoroughly per manufacturer instructions and monitor pot life closely — do not apply material that has begun to gel. Follow all local ventilation requirements and use appropriate PPE including solvent-resistant gloves and respiratory protection during mixing and application.
