The MODINE ptp250as0121sban is a propane-fired unit heater built for demanding commercial and industrial heating applications. Rated at 250,000 BTU/h input, it uses a bent tubular aluminized steel heat exchanger and a propeller fan to deliver forced-air heat across large open spaces. Power requirements are 115 volts, 60 Hz, single phase, hard-wired. The unit runs on a single-stage gas control valve and ships with a standard fan guard. A permanently lubricated motor reduces maintenance intervals. Professional installation is required, and jobsite elevations above 2,000 feet require a high-altitude adjustment kit ordered separately.
This unit heater is suited for warehouses, garages, manufacturing facilities, loading docks, and similar large uninsulated or semi-insulated spaces where direct propane supply is available. The standard power exhaust configuration supports side-wall or roof venting using small-diameter vent pipe, giving installers flexibility on venting layout. Field wiring connections and pre-punched knockouts simplify rough-in for both gas and electrical trades on new construction and retrofit jobs alike.
Designed as an OEM unit heater for propane fuel supply systems in commercial and industrial forced-air heating applications. Installations above 2,000 feet elevation require a high-altitude adjustment kit; consult Modine accessory listings for the correct kit.
Installation must be performed by a licensed HVAC or gas-fitting professional in accordance with local codes and the manufacturer installation instructions. Shut off propane supply and disconnect electrical power before any service work. Venting must comply with applicable mechanical codes, including IFGC requirements for vent sizing, termination clearances, and combustion air. Do not operate the unit or energize controls until all gas connections have been leak-tested and venting is fully assembled and secured.
